Booking & Deposit :
In these booking conditions " The Company " shall mean Bluedoor Property SL, herein after referred to as bluedoorvillas. " The Client " shall mean the person in whose name the booking is made and shall include the person or persons on whose behalf the same is made. bluedoorvillas act solely as the booking agent on behalf of some owners for all properties in our portfolio. In signing these Terms and Conditions the client accepts that bluedoorvillas are the booking agent and that there will be no recourse to bluedoorvillas in the event of a complaint or refund/ compensation claim. All properties are privately owned and therefore bluedoorvillas have no claim or authority over said properties. bluedoorvillas are under no obligation whatsoever to pay refunds, compensation or cover any costs, which the rental client may incur as a result of dissatisfaction with the rental property. ( Please see " Complaints " section below. )
Prices are per property per week. Minimum duration one week.(unless stated otherwise)
No contract is made between the company and the client for the rental payment of the property and no booking is valid ( and accordingly the company shall have no obligations to the rental client ) until the company has received the reservation form and deposit /first payment or full payment for rental property has been taken ( if the company accepts the clients booking ). The company will only then issue a confirmation of the booking. The company has the right to refuse to accept any booking at the company's discretion, refunding any deposit received. All documentation will be sent to the party leader who must be over 21 years of age & is deemed responsible for all matters relating to the holiday.
NB: 'Option 2' Booking Form: For some properties in our rental portfolio, clients must complete an 'option 2' reservation form.(This can be found at the bottom of the details page for certain properties.) This is because the property owner/manager handles all aspects of the booking procedure and client liason. bluedoorvillas will forward the 'option 2' booking form direct to the owner / manager and they will then confirm the booking and handle the payments, key collection details etc. The owner/manager will then be your contact for the booking. At some of our villas the enquiries and booking details will be dealt with by the owner direct and bluedoorvillas.com have no responsibilty over the booking procedure and owners terms and conditions. Bluedoor Villas can not be held responsible or accountable for any inaccuracy in the villa details page, all the information is provided by the property owner. We do recommend that all clients read details and terms of rental clearly and ask questions of the owners should they require clarification of the facts. The maximum number of persons stated per villa or apartment must not be exceeded. If this is not observed, bluedoorvillas or the owner have the right to terminate the booking. The named property is reserved exclusively for the guests on the confirmation invoice. Other guests are only permitted if maximum numbers allow & additional payment is received. A 30% deposit (this may differ, please see property details pages) will be taken to confirm your booking. Full payment will be required if booking is taken less than 8 weeks prior to the commencement of your holiday. Payment can be made using Visa, Mastercard or bank euro transfer or as stated if booking direct with the owner. Upon receipt of a deposit bluedoorvillas/owner will forward a confirmation of the booking. bluedoorvillas has the right to refuse to accept any booking, refunding any deposit received. bluedoorvillas and the property owners reserve the right to increase or decrease the prices of holidays shown at any time. The price of your chosen property will be confirmed at the time of booking. In the unlikely event that there are any major changes made to the price of your booking (10% & above), you have the right to cancel your booking within 14 days of the final invoice date & receive a refund of all monies paid to us with the exception of any amendment charges. Change over days are Saturdays in peak season but bluedoorvillas will accommodate your wishes where ever possible during high and low season. Clients must seek clarification of the above if booking direct with the owner. On the day of arrival, keys to the property will not be available until after 4pm unless previously agreed in writing by bluedoorvillas or the owner - this is due to preparation & cleaning of the property prior to your arrival. Arrivals should be between 4pm and 10pm. Clients who arrive late in the evening take full responsibilty for finding the property or should notify bluedoorvillas.com/owners that they will seek alternative accommodation for the arrival night and arrive at the villa during normal hours the following day. At BD Represented properies we do not offer a late arrival escorted service. Guests must be aware that bluedoorvillas or the owner/manager will do their best to accommodate late arrivals but we cannot guarantee check-ins if later than 10pm, therefore a hotel may need to be reserved for the arrival evening.. Guests are responsible for keys to the property. If keys are lost there will be a replacement charge of € 50.00. On the day of departure the property must be vacated prior to 10 am, unless previously agreed in writing by bluedoorvillas. For direct owner bookings please see their terms and conditions. Please inform us of your arrival and departure times at least one week prior to the commencement of your holiday. Fresh laundry ( not beach towels ) will be provided on a weekly basis. Guests will be provided with one set of linen & towels per person per week. If guests use more than the allocated amount, they will be charged for extra laundry. Laundry servicemay vary per property.Clients are advised to see each property detail page. The maximum number of guests permitted per property is stated in the property description. If space allows extra guests will be accommodated at an additional charge of € 75.00 per person per week. When booking direct with the owner clients must request details of laundry and towel availability. Security/Damage Deposit :
At all bluedoorvillas.com properties a refundable security deposit is require. This may range from 300 euros upwards. Please see each property listing page for security deposit requirements. Some villas require the security deposit to be paid with the balance payment others state 'To be held against credit card' or to be paid upon arrival at rental property. When booking direct with the owner you will receive details of security/damage deposit requirements. Please see villa details page for confirmation of security deposit charge and how it is to be paid. You will be advised at the time of the booking. At some properties the security deposit is made directly to the owner or property managers. Clients are advised to read all the property details for confirmation.
For villas booked through bluedoorvillas.com clients are advised that if the security/damage deposit is added to your final balance payment the refund will be subject to bank or credit card charges. Upon instruction form the property owner bluedoorvillas reserve the right to deduct any related charges, if items are broken or damaged & need to be replaced or repaired, and if the property is left in an unreasonable condition & extra cleaning or laundry service is required.The decision of the owner is final. Clients are requested to replace all breakages prior to their departure. Non compliance with this request will result in payments being deducted from monies held or from credit card. All damage to property or its contents must be reported to the property manager immediately. Failure to do so will result in charges for repair or replacement being deducted from your security deposit. If the credit card security deposit box on the reservation form is not completed, the security deposit will be automatically added to your final balance payment. Clients are advised that we reserve the right to deduct any related charges incurred as a direct result of refunding the security deposit.We can not be held responsible for security deposit deductions, we will be carry out the instructions of the owner/manager. If you have any complaints please notify bluedoorvillas and we will pass your comments onto the owner/manager. When booking direct with the owner, the above conditions will be provided by the owner and are not connected to bluedoorvillas.com. NB: Please note that at some properties the security deposit charge may vary (please see details for each property). Guests may be requested to pay the charge locally upon arrival at the rental property. Clients are advised to read all the necessary information on the property detials page. The client is responsible for the holiday property while staying there & will be expected to look after it & to leave it in a clean & tidy condition. All damages will be deemed to be the responsibility of the client & their cost will be refundable. Deposits will be returned or credit card authorisations will be cancelled within 21 days after your return from holiday unless deductions have been advised, in which case the balance ( if any ) will be refunded.
Payment terms :
The full and final balance of the holiday price and any additional service charges are to be paid in full 8 weeks prior to the commencement of the holiday. bluedoorvillas is to be paid in euros regardless of currency fluctuations. If the booking is taken less than 2 weeks prior to the commencement of your holiday payment can only be accepted by credit card. If final payment is not received by the date requested, bluedoorvillas reserve the right to cancel the booking, retain the deposit and apply cancellation charges as stated below. ( 60% of rental fee ) If you are paying by credit card & do not want us to automatically deduct the final balance of your rental cost from your credit card please tick the no box on the reservation form. If do you not tick the no box the balance will be automatically deducted from your credit card eight weeks prior to your departure. If paying by bank transfer, balance & security deposit must be in bluedoorvillas bank account no later than 8 weeks prior to the commencement of your holiday. If not, bluedoorvillas will require payment to be made by credit card or booking will not be accepted and booking deposit will be retained. bluedoorvillas reserve the right to cancel your booking if the above payment conditions are not met. A 2.5% charge will be applied on all card transactions. No invoices or receipts of payment will be issued unless specifically requested. NB : bluedoorvillas offers a secure site for credit card bookings, however clients provide credit card details by email at their own risk. NB : Any special requirements must be advised at the time of booking and confirmed in writing on reservation form.We can not be held responsible if clients do not advise of specific requirements. NB:When booking direct with the owner you become subject to their terms and conditions and Bluedoor Villas can not be held responsible for requests and terms of rental when booking direct with the owner. Client amendments :
Any alterations made to your booking may incur a charge of € 30.00 per amendment. Wherever possible we will accommodate your wishes. In the unlikely event of bluedoorvillas having to make a major change to your booking, we will give the client the option of accepting the amendments, accepting an alternative property or a cancellation of the holiday with a full refund. Compensation will not be payable if we have to cancel the booking due to the actions of the property owner or change your holiday due to circumstances beyond our control or which come under the description of " force majeure ".
Cancellation charges :
Any cancellation must be notified to us in writing by the party leader.
If notification is received in writing more than 56 days prior to the commencement of the booked holiday, only the deposit will be retained by bluedoorvillas. Otherwise the following charges will apply: 56 - 30 days before, 60%; 30 - 15 days before, 80%; 14 days or less before, 100%. If there are genuine mitigating reasons for cancellation this will be taken into account, at the discretion of the owner. The owner's decision is final. Please be advised that at 'book direct with the owner' properties Rentals will be subject to their terms and conditions and not BLUEDOORVILLAS Liability of company :
The Directors of bluedoorvillas cannot be held personally responsible for any death, injury, accidents, break ins or any other damage by whatever cause, unless it can be proved that it is due to the negligence of bluedoorvillas. bluedoorvillas can not be held personally responsible for any cuts to services such as water and electricity. bluedoorvillas act only as booking agents and can not be held personally responsible for the actions of the property owners. We are specifically not responsible for events outside our control or if there has been no fault by bluedoorvillas. bluedoorvillas can not be held responsible for any claims for refunds or compensation claims. bluedoorvillas can not be held responsible for client/owner payments in respect of credit card payment disputes. All refunds and compensation claims are at the discretion of the owner of the property. bluedoorvillas do not accept liability for any disappointment which the client may have due to unrealistic expectations regarding the rental property or it's location. bluedoorvillas can not be held personally responsible if you choose to abandon the rental property and make other arrangements. No refunds will be issued for abandonment of rental property. bluedoorvillas can not be held personally responsible for road conditions leading to the rental property. Please be aware that in " real Spain " only the main roads tend to be in good condition. Guests are advised to enquire about road conditions at the time of booking. Parents are responsible for the safety of their children whilst staying at all properties managed by bluedoorvillas. bluedoorvillas cannot accept any liability due to parental negligence. bluedoorvillas can not be held responsible for any cuts in the supply of public services to the property. bluedoorvillas cannot accept any liabilty for credit / debit card fraud when clients provide credit / debit card details by email.
Insurance :
bluedoorvillas advise that all clients obtain adequate travel & personal insurance cover. bluedoorvillas can not be held personally responsible for any loss or damage experienced during the rental period. bluedoorvillas have the right to refuse any bookings from clients that are not adequately insured against all holiday risks. It is advisable that all EU clients bring with them an E111 form to entitle you to free health care under Spain's national health service. bluedoorvillas advise that rental guests who intend to hire a car for the duration of their holiday should read the terms and conditions of their car rental company contract and be aware of clauses re: road surfaces and off road driving. bluedoorvillas can not be held responsible or accountable for any of the above when the villa is booked directly with the owner. Photographs & Property Description :
All descriptions of properties are given in good faith, but these are of course, only our opinions or the opions of the private owner. NB : Swimming pools will generally be available for use from May to October. Please enquire for all other dates during the low season to avoid disappointment. The photographs taken are intended to give an overall impression of the property & its environment. bluedoorvillas cannot be held responsible for any contents changes or aspects of the environment which could have changed since the photographs were taken. This includes the access roads leading to the rental properties. bluedoorvillas can not be held responsible or accountable for any of the above when the villa is booked directly with the owner. Complaints and refund / Compensation claims :
Guests are advised that all refunds and compensation claims are at the discretion of the property owners. In signing these Terms and Conditions rental guests accept that bluedoorvillas cannot be held responsible for refunds or claims for compensation. All complaints must be reported to the local managers in the first instance or bluedoorvillas at BD represented properties. If the complaint cannot be resolved during your stay it must be put in writing within 14 days of your return from your holiday. All complaints will be passed to the owners who will advise the local mangers or bluedoorvillas as to an appropriate course of action. Local managers or bluedoorvillas are not responsible for refunds. The owner's decision is final. bluedoorvillas can not be held responsible or accountable for any of the above when the villa is booked directly with the owner. Noise :
bluedoorvillas cannot be held responsible for any noise or disturbances arising outside the property boundary. We will of course inform clients of any disruptive noise or disturbance adjacent to your property, that has been made known to ourselves, which is likely to be happening at the time of your stay. Entertaining at the villa: Entertaining involving a large amount of guests is strictly prohibited unless approved in writing prior to the commencment of the rental period.If guests make unauthorised use of the rental property for parties or functions, the owner/ manager has the right to ask all guests to leave the property immediately. (this may include the guests listed on the reservation form)
Pets :
The majority of our owner's properties do not accept pets. However if requested we will do our best to accommodate your wishes. A charge may be applicable.

If booking direct with the owner please be advised that the rentals will be subject to the owners terms and conditions and payments will be made directly to the owner/manager. Bluedoor Villas can not be held responsible for any aspect of the bookings made directly with the owner. Law & Jurisdiction :
These terms & conditions of the contract and all matters arising from them are subject to Spanish law & to the jurisdiction of the Motril courts. For bookings made direct with the owner are subject to the owners terms and conditions. Security/Damage Deposit Guarantee : Bluedoor villas bookings only
In ticking the box on our reservation form youI give bluedoorvillas authority to hold the security deposit against my credit card and to debit my credit card in the event that charges are incurred. If authorisation is not given, the security deposit will be added to your final balance payment.
